Transformation to a 5.5 Star NABERS Energy Rating
Over the past four years, Egans assisted in the transformation of 81 Waymouth Street into one of Adelaide’s leading energy efficient green buildings with a 5.5-star NABERS Energy Rating. This was accomplished through a complete suite of commercial relocation, environmental asset disposal (for FF&E) and 3PL services for delivery and installation of updated FF&E.
Egans was engaged by high profile public and private contractors for our proven full scale capabilities in multiple complimentary business removal services; office relocations, corporate storage, and environmental asset disposal.
The transformation was completed in four stages.
- Relocating Australian Taxation Office staff out of 81 Waymouth Street through UGL and DTZ
- Dismantling and extracting workstations and associated office furniture for re-use, re-sale or recycle out of the building for Schiavello
- Logistics and installation assistance with new furniture and fit out back into 81 Waymouth Street for Schiavello
- Moving staff of a new tenant, The Department of Environment, Water and Natural Resources (DENWR), back into their new energy efficient work space
The four stage process was accomplished over the following timeline;
Stage 1 November/December 2012 – Staff Relocation and Re-stack
We relocated and re-stacked 2,100 staff for the Australian Taxation office from three sites (including approximately 1,000 staff at 81 Waymouth Street) into one site within Adelaide’s CBD.
The ATO’s Proposed Fitout of Newly Leased Premises states that the move which consolidates “all sites into a single property in Adelaide CBD was the preferred option due to efficiencies gained in operations of a single site and the opportunity for the agency to satisfy the Energy Efficiency in Government Operations (EEGO) requirements within a new energy efficient building, with the appropriate environmental credentials, while providing the ATO the opportunity to improve its staff density ratio in line with current Commonwealth guidelines.”
Egans’ industry leading commercial relocation services across aspects such as ICT disconnect and reconnect, ICT physical infrastructure upgrades as part of transition to new premises, systematic pack and unpack of extended filing systems, dismantle/move/re-install/reconfigure workstations and complex shelving systems brought us to the fore as the preferred contractor. Add to this Egans’ ability to re-use workstations and office furniture minimising waste by reducing the amount of redundant furniture caused by a relocation, and it was clear Egans was the best choice of contractor.
Stage 2 July 2015 – Environmental Asset Disposal through Our Wise Office Furniture Program
Schiavello engaged Egans to extract and dispose ten floors of workstations and associated office furniture left behind following the ATO relocation out of the site. Schiavello chose Egans because our Wise Office Furniture Program offered a sustainable solution for their redundant assets.

The re-use percentage of the extracted FF&E into new end-users’ fit outs provided a vastly superior environmental outcome than traditional demolition methods. Additionally, as Egans coordinated the re-sale of the extracted FF&E to new end-users, there was a significant financial benefit to choosing Egans as the contractor for this work.
100% Landfill Avoidance
Egans managed to avoid Landfill for ALL assets extracted from the ten story building. 1,000 workstation seats and 5,000 pieces of associated office furniture were removed across the five week program and have since been re-used, re-sold, donated to charity, or recycled.
Melamine Recycling
In Adelaide, our melamine recycling partner, ResourceCo, turn redundant melamine into alternative fuels. Stripping down unsaleable melamine from left over furniture in the building and having it recycled played an integral role in our environmental asset disposal process. Melamine in landfill leaks toxic chemicals, polluting Australia’s top soil.
Our ‘Wise’ approach to this strip-out helped 81 Waymouth Street achieve it’s 5.5-star NABERS Energy Rating
In addition, clearing 81 Waymouth Street created a clean canvas that paved the way for Egans to assist in ‘greening up’ the building through our Wise Office Furniture Program.
Stage 3 February/June 2016 – Delivery and Installation of Workstations and Associated Office Furniture
We assisted with logistics and installation of approximately 950 workstations and associated office furniture for Schiavello to fit out the top 6 floors of 81 Waymouth Street in a more condensed format. Through our Wise Office Furniture Program, we were able to recycle all packaging and redundant peripherals left over from the new fit out. Again this was in-line with the new green approach for 81 Waymouth street.
Stage 4 May/June 2016 – Staff Relocation into A New Fitout
The final stage of the project involved relocating approximately 900 DEWNR staff into the new fitout at 81 Waymouth Street. Adelaide Now wrote “DEWNR, the Department of the Environment, Water and Natural Resources, is set to complete a wholesale physical transformation as it brings its seven Adelaide offices, and 900 staff, under one roof at 81 Waymouth St”.
Egans moved DEWNR staff from 7 separate sites into 81 Waymouth Street. The relocation included the disconnect/reconnect of PC’s, monitor arm changeover, CPUs to under-desk cradles, power and network status confirmation, pack and unpack of extended systematic filing systems, and the dismantle/move/re-install/reconfigure roll-post shelving.
The Department of the Environment, Water and Natural Resources is undergoing a cultural shift towards greener work spaces alongside other government departments.
